STATUS REPORT AS OF 7.21.04
Phase I of Linda Vista Estates is rapidly taking shape under the skilled operations of Smith and Aguirre Construction Company,
highly regarded infrastructure Construction Company in Southern New Mexico. We have taken great care to minimize
earthwork and disturbance of natural desert vegetation. Only roadways and house pads are being cleared.
The small arroyos traversing various lots are being left undisturbed to preserve
natural topography and drainage patterns.
Phase I consists of 14 prime view lots with a minimum one-acre size. Access to Phase I will be provided from Barcelona Ridge via
a new road to be named Boling Lane. This road consists of 33 feet wide paving with curb and gutter. A bicycle lane will be designated
along the eastern edge of this road for the recreation and enjoyment of residents. Below this roadway and within utility easements
on sides of the roadway a new 6-inch water line, a 4-inch natural gas line, underground power, telephone
and COMCAST cable (including high speed internet) will be provided.
West Mesa Water Company will provide water supply to all lots within Linda Vista. A booster pumping system will be installed
at the water tank located on Quessenberry Road to pressurize the new 6-inch lines. Water pressure for residences served
by the West Mesa Water Company in the Justin Lane and Boling lane areas will significantly improve with the installation
of the new booster pumping system.
Stormwater runoff created by the new development will be detained in roadside ponds during a storm event before releasing into
the Nafzinger Arroyo. Our engineers and hydrologists have undertaken a new extensive study of the Nafzinger arroyo to better
define the floodplain boundaries during a 100-year storm event. This information will be used during the development of
subsequent phases of Linda Vista Estates.
We anticipate homes in Phase I to be 2500 to 3500 square feet in size. Lots within Phase I are priced from 69,000 to 97,000.
A signature monument at Barcelona Ridge Road entrance will soon mark the entrance to Linda Vista Estates. This monument
sign and its landscaped setting are designed to convey the message of quality, spaciousness and prestige
synonymous with Linda Vista.
